Transitions in Housing Types and Tenure in South Korea 한국의 주택유형과 주택점유형태의 변화

Abstract

Over the past four decades, South Korea has experienced consistent growth in both population and the number of households. Amidst the continuous supply of new housing, significant structural shifts have occurred in housing stock composition and tenure types. This study analyzes the temporal evolution of housing types and tenure in South Korea. Specifically, it examines changes in the number of households and housing units, identifies shifts in housing categories and tenure patterns, and explores the relationship between housing types and tenure. The findings are as follows: First, since 1980, the number of households has increased approximately 2.9 times, while the housing stock has expanded by nearly 3.7 times. Second, the transition is primarily characterized by the ‘conversion of detached houses into multi-unit housing’ and a ‘shift from Jeonse (lump-sum deposit lease) to Wolse (monthly rent),’ trends that are consistently observed across major metropolitan areas. Third, while housing tenure generally follows a common trajectory—marked by the dominance of owner-occupancy, a decline in Jeonse, and an increase in Wolse—a more detailed analysis reveals distinct characteristics unique to each housing type.

지난 40여 년간 우리나라의 인구와 가구는 지속적으로 증가하였고, 신규주택 공급과정에서 유형별 재고주택의 구성비와 주택점유형태는 크게 달라졌다. 이 논문의 연구목적은 한국의 주택유형과 주택점유형태의 변화를 분석하는 것이다. 이를 위해 가구수와 주택수, 주택유형과 주택점유형태, 그리고 주택유형별 주택점유형태의 변화를 살펴보았다. 주요 연구결과는 다음과 같다. 첫째, 1980년 이래 총가구는 약 2.9배 증가하였고, 총주택은 약 3.7배 증가하였다. 둘째, 주택유형과 주택점유형태 변화의 가장 큰 특징은 ‘단독주택의 공동주택화’와 ‘전세의 월세화’이며, 이러한 경향은 대도시에서도 동일하게 나타난다. 셋째, 전체적으로 주택점유형태는 주택유형에 상관없이 공통적인 경향성(자가 가구 비율의 우세, 전세 가구 비율의 감소, 월세 가구 비율의 증가)을 보이지만, 세부적으로는 주택유형에 따라 차별적인 특성을 나타낸다.
