Spatial Diffusion of Gated Communities to Local Small and Medium-sized City - A Case of the Electronic Door Systems in Apartments in Jinju - 지방 중소도시로의 게이티드 커뮤니티 확산 - 진주시 아파트 단지의 전자출입문을 사례로 -

Abstract

This study examines the residential differentiation and the diffusion of gated communities in local small and medium-sized city with the case of the installation of electronic door systems outside apartment complexes in Jinju. The rise in real estate prices nationwide in recent years has affected to strengthen internal differentiation of Jinju through Innovative City project, so former homogeneous area began to be divided into several areas with hierarchies. The installation of the electronic door system can be seen as revealing this stratification and differentiation. Electronic doors are installed in six complexes, which are mainly the complexes where prices have risen significantly since 2019. In other words, electronic doors can be seen as part of a strategic choice to consolidate its superior position in the real estate market, which in some cases leads to conflicts between the complex and surrounding residents.

본 연구는 진주시의 아파트 단지 외부 전자출입문 설치를 사례로 지방 중소도시에서 지역 특성 변화에 따른 거주공간의 분화와 게이티드 커뮤니티의 확산 양상을 살펴본다. 진주시의 경우 최근 몇 년간의 전국적 부동산 가격 상승이 혁신도시라는 대규모 개발사업을 매개로 영향을 미치면서 내부 지역 간 부동산 가격의 차이가 점차 확대되고 있다. 때문에 비교적 균질한 특성을 가졌던 거주공간이 위계를 가진 몇 개 지역으로 구분되기 시작하는데, 전자출입문을 통한 단지 내･외부의 분리는 이러한 계층화와 차별화의 양상을 드러내는 것으로 볼 수 있다. 진주시에는 6개 단지에서 전자출입문을 설치･운용하고 있는데, 부동산 가격 상승이 시작된 2019년 이후 가격 상승이 컸던 아파트 단지를 중심으로 설치되는 양상을 보인다. 즉 전자출입문의 설치는 주변과 차별성 강화를 통해 부동산 시장에서의 우월적 지위를 공고히 하려는 전략적 선택의 일환으로 볼 수 있으며, 이로 인해 일부에서는 해당 단지와 주변 주민과의 갈등으로 이어지기도 한다.
