Impact of Elderly Population Proportion by District on Housing Prices in Seoul

Abstract

This study analyzes the impact of population aging among the baby boomer generation, who have played a pivotal role in Seoul’s economy, on housing prices across the 25 districts of Seoul. The dependent variables include sale price indices and jeonse price indices for both houses and apartments. The population was segmented into retirement, early, middle, late aged age groups, focusing on those aged 55 and older, who constitute 34% of Seoul’s population. Using panel data from 2013 to 2023 for Seoul’s 25 districts, panel regression analysis revealed, contrary to previous studies, that the effect of elderly populations on housing prices varied across detailed age groups, showing either positive or negative influences. Specifically, the 55-64 and 75-84 age groups had a negative effect on house and apartment sale price indices, while the 55-64 age group positively influenced jeonse price indices. The results indicate that the proportion of elderly populations in each district has heterogeneous or polarized effects on housing sale and jeonse prices. These findings highlight that the increasing proportion of elderly populations in a super-aged society cannot be underestimated in its impact on the housing.

이 연구는 서울 경제의 핵심적 역할을 담당했던 베이비붐 세대의 고령화가 서울시 25개 구별 주택가격에 미치는 영향을 분석하였다. 종속변수로는 주택과 아파트의 매매지수와 전세지수를 사용하였으며, 인구 비중은 서울 인구의 34%를 차지하는 55세 이상 인구를 은퇴기, 전기, 중기, 후기 고령인구로 세분화하였다. 2013~2023년까지 서울시 25개 구별 패널자료를 구축하여 패널 회귀분석을 수행한 결과, 선행 연구과는 달리, 고령인구는 세부 연령대별로 주택가격에 음 또는 양의 영향을 미쳤다. 특히, 55~64세와 75-84세는 주택과 아파트의 매매가격 지수에 음의 영향을, 반면에 55~64세는 전세가격 지수에 양의 영향을 미쳤다. 분석 결과 서울시 구별 고령인구 비중은 주택 매매가격과 전세가격에 미치는 영향이 서로 이질적이거나 양극화된 특성을 보였다. 이러한 결과는 초고령 사회를 맞으며 늘어나는 고령인구 비중이 주택시장에 미치는 영향을 과소평가할 수 없으며 이에 다양한 고령인구 주거 옵션을 마련하는 사회적 대비가 필요하다는 것을 시사한다.
